Why Pavers in the Chicago Area Lose Their Look So Fast

What Paver Restoration Brings Back
What Chicago Winters Do to Paver Joints
Pavers are built to last decades, but the surface and the joints wear out much faster than the stones themselves. Dirt, moss and algae settle into the texture, oil drips and leaf stains soak in, and the color fades under the sun. Cleaning, re-sanding and sealing bring back the original look without tearing anything out.

Winters around Chicago are hard on joints. Freeze-thaw cycles, snowmelt and heavy rain wash the sand out from between the stones, and once the joints are open, weeds and ants move in and pavers start to shift and rock. Road salt adds efflorescence, the white chalky haze that rises out of concrete pavers every spring.

How We Clean and Re-Sand Your Pavers

Every project starts with a full cleaning. We power wash at a pressure and angle that lift dirt, moss and algae without blasting sand out of sound joints or scarring the face of the stone. Oil drips, rust marks and efflorescence get a spot treatment with cleaners made for concrete and natural stone pavers.

Next, old sand, weeds and debris come out of the joints. Once the pavers are dry, we sweep in polymeric sand, run a plate compactor over the surface so the sand settles to full depth, sweep off the excess and activate it with a light mist. The sand hardens into a firm joint that holds the stones in place and keeps weeds and ants out.

How We Seal Pavers for Color and Protection

After the joints have cured, a protective sealer goes over the whole surface. A wet-look sealer deepens the color and adds a soft sheen, while a natural-look sealer protects without changing how the pavers look. Both slow water absorption, help the joint sand stay put and make oil and food stains easier to wipe off.

Sealer is renewed every few years, depending on sun, traffic and snow removal. If the concrete next to your pavers needs attention too, concrete staining and sealing refreshes a plain slab, and patio and outdoor concrete coatings give it a full coating system.

What Happens When Pavers Are Left Unsealed

Open joints let water reach the base, and every freeze lifts and drops the stones a little more. Over a few winters the surface turns uneven, edges sink and single pavers become trip hazards. Weeds and ant hills push even more sand out, stains set deeper and the color keeps fading.

Re-sanding and sealing on time costs a fraction of lifting and relaying a patio or driveway. If you are planning more outdoor work, a pool deck coating gives a cooler, safer surface around the water, and our epoxy surface preparation page explains how we get concrete slabs ready for any coating.

Paver Cleaning and Sealing Across Chicago and the North Suburbs

Our crews work out of Vernon Hills and restore pavers across Lake County, the northwest suburbs and the North Shore.

Homes in Lake Forest and Highland Park often have older paver patios and walks under mature trees, where moss and washed-out joints are the usual starting point. Newer driveways in Vernon Hills and Barrington tend to need salt and oil stain removal first.

FAQ

Paver Cleaning and Sealing FAQ

How often should pavers be sealed?
Most pavers in the Chicago area need a fresh coat of sealer every two to four years, depending on sun, traffic and how often the surface is plowed or salted. ALTRUS checks the condition on every visit and tells you when it is due.
What is polymeric sand?
It is fine sand mixed with binders that harden once they get wet. It stays flexible enough for pavers to move slightly in winter, but firm enough to keep weeds, ants and rain from washing it out.
Can you remove the white haze from my pavers?
Yes. That haze is efflorescence, salts rising out of the concrete. We remove it with a cleaner made for pavers before sealing, because sealing too early traps it under the sealer.
How much does paver cleaning and sealing cost?
It depends on the square footage, how worn the joints are, how many stains need treatment and which sealer you choose. ALTRUS gives a free written estimate after a quick look at your pavers in Libertyville, Vernon Hills or nearby. Call 847-770-5278.
Will sealing make my pavers slippery?
Not when it is done right. Around pools and on steps we use a natural matte sealer or add an anti-slip additive.
Can you also coat the concrete next to my pavers?

Yes. ALTRUS also coats patios, walkways and pool decks, so the whole outdoor area can be finished in one project.
